Red Sea Global

Red Sea Global was considering the development of a new coastal zone, named “Sunset Beach”, located on the Saudi Red Sea coastline.

Sunset Beach presented different opportunities and challenges, and its development was supposed to be considered under several scenarios.

In addition, other main challenges of the project included:

  • Avoid cannibalization of high potential domestic competition from other large projects nearby and other giga projects
  • Leverage site strengths, mitigate potential development limitations, and determine right positioning in terms of market demand and pricing
  • Determine product mix in terms of demand drivers (i.e., reason why to come to Sunset Beach), accommodation and leisure facilities
  • Determine main demand sources and segment profiles, mitigate seasonality effect, and determine adequate development phasing

Site Assessment & Market Overview:

project kick-off, plus site visit and development of market overview and SWOT analysis to highlight site’s key relevant factors

Variables’ Determination:

to establish development alternative scenarios, including a criteria definition process

Scenario Development:

drafting of development scenarios, including a demand model creation and elaboration of alternative scenarios

Program Development:

elaboration of high-level development program and location strategy, including a detailed potential land / coastal use proposal

Feasibility Analysis:

elaboration of high-level pre-feasibility of economic and financial impact of the base development scenario, plus preliminary conclusions, sensitivity analysis, and recommendations.
